Commercial property has historically provided safe and significant returns on investment and investing in commercial property in order to let out is seen as a more stable investment than much residential buy to let - less void periods, generally, less difficulty with tenants, less problems in the event of default etc.

Indeed in the past decade (the FTSE is still below it's 1999 levels) and with inflation picking up an investment where the return usually increases, at minimum by RPI commercial investment has been seen as increasingly attractive and this is a sector where institutions, such as insurance companies and pension funds have invested heavily, unlike the residential sector. This has led to an underpinning of asset values.

Lenders active in the commercial investment sector have not been "burnt" as badly as those in the residential buy-to-let sector and accordingly are more relaxed vis-a-vis new lending.
